Each site has a dedicated facility manager, technical supervisors and operational staff deployed according to the size and complexity of the property. Every month, clients receive a performance dashboard showing SLA compliance, ticket volumes, response times and energy consumption data. There are no surprises and no guesswork.

What’s Included in This Service

Electrical Systems

HT and LT panels, DG sets, UPS systems, automatic transfer switches, lighting and power distribution networks. We carry out planned preventive maintenance on a fixed schedule and respond to breakdowns any time of day. All work is done by licensed electrical engineers and technicians.

HVAC and Mechanical Systems

Chillers, air handling units, cooling towers, ventilation systems, fan coil units and ductwork. Preventive maintenance, filter replacement, refrigerant management and breakdown response. Coordinated with energy monitoring to keep running costs in check.

Plumbing and Public Health Engineering

Water supply and distribution systems, STP and WTP operation, pumps, pressure systems and fire hydrant network maintenance. Routine checks, water quality testing and rapid response to leakages or pressure failures.

Fire and Life Safety Systems

Fire alarm panels, addressable detection systems, sprinkler networks, fire hydrants, suppression systems and emergency lighting. Statutory testing schedules, compliance documentation and rapid fault response to keep your fire safety obligations current.

Vertical Transportation

Elevator and escalator maintenance coordination, AMC vendor management, performance tracking and safety audits. We manage the contracts and the compliance, and we are the single point of escalation when the lift vendor does not respond.

Civil and Structural Upkeep

Building fabric maintenance, facade inspections, waterproofing checks, flooring repairs and minor civil works. We keep the physical structure of your facility looking and performing as it should without letting small problems become expensive ones.

Housekeeping and Janitorial Services

Day and night cleaning crews for offices, common areas, washrooms, car parks and external areas. Trained supervisors, cleaning schedules tied to footfall patterns and quality checks carried out by our FM manager on site.

Security and Access Management

Trained security personnel across all shifts, visitor management, CCTV monitoring coordination and access control. Guards are deployed based on the floor area and risk profile of the facility, not a standard ratio.

Pest Control

Scheduled pest management across the full facility with treatment records maintained for compliance purposes. Includes rodent control, insect management and any specialised treatment the facility requires.

Landscaping and External Areas

Upkeep of gardens, walkways, parking areas and external common spaces. Planting maintenance, irrigation management and periodic deep-cleaning of external surfaces.

Centralised Helpdesk

Single number for all facility complaints and service requests. Tickets logged, assigned and tracked to closure. Unresolved tickets escalate automatically to the site FM manager and then to the ADECO operations team if not resolved within SLA.

How We Take Over Your Facility

Changing FM vendors is disruptive when it is done without a plan. We have transitioned more than 60 facilities from previous service providers, some with long-standing in-house teams and some from multi-vendor arrangements. Our six-step handover process is designed to bring us fully operational with zero interruption to your day-to-day running.

Site Audit

We spend time on the ground before the contract starts. Every major asset is catalogued, its condition assessed and its maintenance history reviewed where records exist. This gives us the baseline we need to build a maintenance plan that actually reflects your facility, not a generic template.

Scope Definition

Based on the audit, we finalise the scope with you. We agree on which services are included, what the SLAs are for each category, how KPIs will be measured and what the reporting format will look like. Everything is documented and signed off before we deploy a single person.

Manpower Planning

We select and deploy the site team based on the agreed scope and facility size. The facility manager is introduced to your team before the contract goes live. Technical supervisors are briefed on the asset inventory. Housekeeping and security staff are oriented to the site layout and access requirements.

Transition

We run a parallel operation period with the outgoing vendor or team where possible. This is typically two to four weeks depending on the complexity of the facility. During this period we shadow operations, complete knowledge transfer and resolve any gaps before we take full ownership.

Go-Live

Full operational responsibility transfers to ADECO. All service desks, maintenance schedules and reporting cycles start on the agreed date. Clients have direct access to the site FM manager and to our central operations team for any escalation.

Continuous Review

Monthly performance reviews happen without exception. We present the dashboard, walk through any SLA misses with root cause analysis and confirm the action plan. Quarterly reviews look at asset condition trends, staffing adequacy and any changes in the scope that would improve performance or cost efficiency.

Response Times and SLA Matrix

We set response and resolution targets at the start of every contract based on the fault category. These are not aspirational numbers. They are contractual commitments tracked against actual performance each month. Any month where we miss an SLA category, we report it, explain why and confirm the corrective action.

All SLA targets are tracked through our helpdesk system and reported in the monthly dashboard. Breaches are flagged automatically and escalated to the ADECO operations manager within the same working day.

Trained Teams, On Every Shift

The numbers below represent a typical deployment for a mid-sized commercial campus. Actual staffing is sized to your facility and agreed as part of the scope definition. We do not use minimum-wage contract labour rotated every few months. Our people are hired directly or through long-term empanelled agencies, trained on site procedures and managed by ADECO supervisors.

Facility Manager

1 per site — The Facility Manager is your direct point of contact for everything on site. They own the relationship, manage the full team, handle client communication and are responsible for SLA performance. Every complaint, every escalation and every change request goes through them first.

Technical Supervisors

2 – 4 per site — Licensed electrical engineers and HVAC technicians who oversee day-to-day maintenance operations. They run the planned maintenance schedule, supervise breakdown response and sign off on all technical work before it is logged as complete. The number depends on the size and complexity of the facility.

Security Personnel

Sized to site — Trained security guards deployed across all access points and shifts. Guard deployment is based on floor area, number of entry points, operating hours and the specific access control requirements of the client. All security staff are verified, uniformed and briefed on client protocols before deployment.

Housekeeping Staff

Sized to area — Day and night cleaning crews managed by a dedicated housekeeping supervisor. Staffing levels are calculated based on the net usable area, facility type and the cleaning standard specified in the contract. All staff are trained before deployment and supervised daily.

Real Visibility Into Facility Performance

A lot of FM providers send a monthly report that nobody reads because it does not tell you anything useful. Our performance dashboard is built around the numbers that matter to the people who own the facility budget. You can see SLA compliance rates, how many tickets were raised and resolved, what the average response time was and what the energy savings look like compared to the previous period.

Reports are shared with the client on a fixed date each month. We walk through them in a review meeting and address any questions. If performance in a category has slipped, we show the root cause and the corrective plan before the client has to ask.

Large office complexes, business parks and multi-tenant commercial buildings. Technical systems include HT substations, backup power, centralised HVAC and BMS-integrated building controls. ADECO handles the full spectrum — from 11kV distribution systems to 400kV EHV infrastructure. This covers substation construction, power line installation, industrial electrification, commercial building systems, and renewable energy integration. We serve government utilities, industrial facilities, commercial complexes and large infrastructure projects.
We follow a structured six-step handover process. It starts with a site audit before the contract begins, moves through scope definition, team deployment and a parallel-run transition period with your existing vendor, and finishes with full operational go-live on the agreed date. The parallel run period, typically two to four weeks, is specifically designed to ensure there is no gap in services and no disruption to your operations during the changeover.
Every SLA miss is reported in the monthly dashboard with root cause analysis and a corrective action plan. This is not a contractual formality. We flag it ourselves before the client raises it. Persistent misses in a category trigger a performance improvement process. We would rather fix the problem than have a conversation about penalties, and that attitude is reflected in our 98 percent SLA compliance rate across active contracts.
The core team at every site, the facility manager, technical supervisors and direct maintenance staff, are ADECO personnel or staff from long-term empanelled agencies under ADECO management. We do not use rotating contract labour. For specialist services such as elevator maintenance or pest control, we use approved sub-vendors but ADECO supervises the work and holds accountability for performance under the SLA. The client has one contract and one team to deal with, regardless of what is happening behind the scenes.
Yes. We put together a scope based on what your facility needs and what you already have covered in house. If you have an existing housekeeping arrangement you want to keep, we work around it. If you need electrical maintenance and HVAC covered but want to manage fire safety compliance yourself, we build the contract around that. The engagement models above give you a starting point, but we customise from there.
Our minimum area threshold is 25,000 sq ft. Our largest single campus engagement is 3 million sq ft. The majority of our FM sites fall in the 100,000 to 1 million sq ft range. We have the manpower, systems and management structure to scale to very large facilities, and we have experience transitioning them from multi-vendor arrangements without disruption.
